Closing the Gap Between Specification and Installation

A fixing strategy only works when the specified product, the product supplied and the product installed all remain aligned.

The design of a fire-rated partition may begin with a tested system and a carefully prepared specification. Its performance, however, ultimately depends on what is procured and installed on site.

That journey creates several opportunities for information to become diluted. A fixing may be described generically at design stage, substituted during procurement or selected by an installer working under programme pressure. By completion, the installed product may be difficult to trace back to the original design intent.

Closing that gap requires more than selecting a good product. It requires a clear fixing strategy that connects specification, procurement, installation and documentation — supported by the principles introduced in Why Fixings Are Now Part of the Fire-Rated System, Part 1 of this series.

Where does the gap appear?

The problem rarely begins with a deliberate decision to ignore performance evidence. More often, it develops through small gaps in responsibility or communication:

  • The specification identifies the partition system but leaves the fixing as ‘by others’.
  • The procurement team receives a product description without the supporting approval or installation requirements.
  • A familiar alternative is proposed without checking whether it is supported for the same application.
  • The substrate or site condition differs from the original assumption.
  • The final project record identifies the main system products but not the fixings used to secure them.

Each decision may appear minor in isolation. Together, they make it harder to show that the installed build-up follows the intended system.

Define the fixing at specification stage

The most effective time to resolve fixing requirements is before products arrive on site. The specification should identify the relevant fixing type and application, and point users towards the current manufacturer evidence and installation requirements.

That does not mean one fixing will suit every condition. Substrate, loading, embedment, edge distances and the particular system build-up all matter. The aim is to define the decision-making route, including who should be consulted when the application falls outside the published information.

For defined Siniat fire-rated partition systems, Etex Building Performance has approved named Sympafix C45 and C70 gas-fired nails, SB2 concrete screws and CA Plus ceiling anchors following EN 1364-1 fire testing.² Referring to those named products is more useful than relying on a generic description alone.

Treat substitutions as a technical decision

Substitution is a normal part of construction, but in a fire-rated build-up it should not be treated as a simple price or availability decision.

Before changing a specified fixing, the project team should establish whether the proposed alternative is covered by the same approval, whether its dimensions and installation requirements remain appropriate, and whether additional evidence is required.

For example, Sympafix guidance states that alternative gas-nail sizes may be covered by the collateral warranty, subject to on-site pull-out testing. That is a defined process — not an assumption that a visually similar product or size will perform in the same way.

Give installers usable information

Technical evidence is valuable only when it reaches the people making decisions and carrying out the work. Site teams need concise, accessible information that answers practical questions:

  • Which fixing is required for this application?
  • What substrate and system build-up does the guidance cover?
  • What embedment or installation parameters apply?
  • Are pull-out tests or other project-specific checks required?
  • Who should be contacted if site conditions differ?

The answer may sit within several technical documents, but the route to that information should be clear. Product briefings, toolbox talks, approved-product schedules and accessible manufacturer documentation can all help turn a design decision into a consistent installation practice.

Record what was actually installed

Golden Thread guidance for higher-risk buildings — introduced in Why Fixings Are Now Part of the Fire-Rated System, Part 1 of this series — treats digital records as a usable source of truth.¹ The same principle applies at project level: a useful record should let someone identify the fixing selected, the evidence supporting it, any approved change and the checks completed on site.

Depending on the project, this may include:

  • the approved product and system information
  • current technical data and installation guidance
  • records of substitutions and their approval
  • pull-out test results where required
  • delivery, batch or installation records where these form part of the agreed process
  • warranty documentation applicable to the defined system

The objective is not to store paperwork for its own sake. It is to retain the information needed to explain and support the installed solution.

The distributor’s role

A specialist distributor sits at an important point between specification and site. By understanding both the drylining system and the fixing application, the distributor can help customers access the right product information, identify when a technical question needs escalation, and reduce the risk of procurement becoming disconnected from the approved design.
